In the expanding suburbs of Keller, Texas, dirt is flying as a new neighborhood takes shape. Maykus Homes and Neighborhoods broke ground on "The Grove" in early September 2025. 


This gated community sits on 35 acres west of Davis Boulevard and North Tarrant Parkway, right in the Keller Independent School District boundaries. 


It plans for 47 single-family homes, each with at least three bedrooms and prices starting at a whopping $1.1 million. 


The first ones should be ready for move-in by late October or early November, offering fancy features like custom kitchens and big backyards.


Developer Ryan Maykus, who's been building in the Dallas-Fort Worth area for years, sees it as a perfect fit. "Keller's schools are some of the best," he says. 


"Families want quality homes in safe spots." Early interest is high. Take the Wilson family from nearby Roanoke – they're eyeing a spot for its proximity to top-rated schools like Keller High. 


"It's an investment in our kids' future," says mom Jenna Wilson. With the area's growth, spots like this are drawing buyers who crave luxury without the big-city hassle.


This project highlights Keller's hot housing market. As more people move to North Texas for jobs and space, demand for homes in good school districts is soaring. 


A recent report from Community Impact, a reliable local news outlet, notes that master-planned communities like The Grove are popping up to meet that need. 


Real estate experts from the Texas Real Estate Commission point out how these developments can boost property values and bring in tax dollars for better roads and parks. 


They create jobs during construction and attract shops that liven up the town.


But not everyone's raising a toast. The steep prices – over a million bucks for starters – have some locals scratching their heads. 


In a town where the average home costs far less, this could signal a shift toward exclusivity. Longtime resident Carlos Ramirez, a mechanic who's lived in Keller for decades, wonders if it's fair. 


"Great for the wealthy, but what about us?" he asks. This stirs up a fiery question: As Keller grows, should leaders green-light high-end projects like The Grove to draw in money and prestige, or push for more affordable housing to keep the community open to everyone? 


Fans argue it elevates the whole area, creating a desirable spot that benefits all through better amenities. 


Detractors say it might price out teachers, nurses, and young families, leading to a divided town where only the rich can afford to stay. 


Online chats and town meetings are buzzing with opinions, backed by data from housing studies showing rising costs squeezing the middle class.
